When it comes to selling your home, there are seven pitfalls that you must avoid:

Taking your own photographs of the home. It doesn’t matter if you have a really great iPhone or dabble in photography yourself. Let your Realtor hire a professional photographer that deals with real estate photography specifically. For example, the photographers I hire for our listings know exactly how to take photographs to enlighten buyer prospects. 

Trying to sell your home by yourself. This is your largest investment, and in my experience people who try selling without an agent limit themselves to a 10% buyer pool instead of a 100% buyer pool. Furthermore, negotiating your largest asset with an emotionally invested buyer can turn unpleasant. A professional agent can get you much more net equity out of your home sale.

Not having a pricing strategy. Don’t argue with your Realtor about pricing. You should come to the table and look at all sorts of schematics to get top dollar for your property. That entails a lot of different factors, so it should be a team effort to price your house correctly.  

Putting your trust in Zillow. Depending on how you look at it, Zillow can be your best friend or your worst enemy. It’s one of the biggest real estate websites people turn to for information, but there’s so much it doesn’t take into consideration in the sale of a property.

Staying for the showings. I know it’s tempting to want to stay for a showing to show people all the wonderful things about your property or keep a close eye on any visitors, but your presence can make buyers very uncomfortable. They want to see the house through their own eyes. When our team sells houses, we want the sellers gone for that very reason.

Refusing to negotiate on any offers. It’s not where you start—it’s where you end. Look at each offer holistically before deciding what makes the most sense for you. 

Not preparing your home for showings. This can be a simple cleaning or organizing run-through. I usually evaluate with my clients what their resources look like, what their time frame is, and how their energy level feels before formulating a plan that makes sense in preparing their home. Besides a basic cleaning, you should also declutter and make any simple repairs that need to be made. It can make a huge difference
